Buying in Mallorca: the back story
The back story
About Buying in Mallorca: the back story
Mallorca’s most sought-after addresses are few and well known: the palaces and town houses of Palma’s old town, the villa hills of Son Vida, the harbours of the south-west from Puerto Portals to Port d’Andratx, the stone villages of the Tramuntana, and the bays of Pollença and Alcúdia in the north.
Where people buy
In Palma, the old town (the Casco Antiguo) and Santa Catalina offer apartments in historic buildings; Son Vida, in the hills above the city, has villas around its golf courses. To the south-west, Puerto Portals, Port Adriano and Port d’Andratx combine marinas with hillside villas. In the Tramuntana, Deià, Valldemossa and Sóller are stone villages under UNESCO-protected mountains; in the north, Pollença and the bay of Alcúdia are quieter.
The agencies
International and local agencies have offices across the island; we list those whose own websites we could check, and never their prices.
We never publish property prices.
The rules
Buyers from abroad need a Spanish tax identity number (NIE) and sign at a notary; the purchase is entered in the Land Registry. See our page on buying property for the official sources.
Our advice: visit in winter as well as summer, and take independent legal advice before you sign.
